What are home measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area of the house and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services needed?

Disputing real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting a property on the market

A floorplan service can secure a fair price for your home. Square footage is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a recent appraisal or home measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

For agents

To ensure that your client's property sells at a price that correctly reflects market value, we suggest asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for attracting potential buyers since they can see the layout and characteristics of the home before and after touring.
